Bloomsbury Quarter Construction: April 2025 Update

Dear Neighbour,

We are writing to provide you with an update on our project, Bloomsbury Quarter, previously referred to as the Holborn Links Estate. Phase 1 of this project focusses on the comprehensive refurbishment of 21 Southampton Row and Vernon & Sicilian House on the western side of Sicilian Avenue which will deliver high quality office and retail space.

Phase 2, due to commence in May 2025, involves the comprehensive refurbishment of 31 Southampton Row, located on the eastern side of Sicilian Avenue, which will also deliver high quality office and retail space as well as residential flats on the top floor.

Phase One Completion

As previously communicated, this project is scheduled for completion in late May 2025. We would like to take this opportunity to sincerely thank you—the local community—for your continued patience and support throughout Phase 1. The photos below showcase the impressive progress our team has made at this historic location since the project began.

Looking ahead, we will begin sharing updates on Phase 2, which will commence as Phase 1 concludes.

Construction Activities

·       The fit-out stage is progressing at full steam and will soon be complete

·       Installation of new ceramic flooring and refurbishment of beautiful old terrazzo floors is advancing smoothly

·       New lighting and final fit-out items are currently being installed

·       Joinery works are progressing well across the structure and in the lift cars

·       Refurbished side gates installed and façade repairs complete

·       Reception being fitted out

·       Decorative finishes are now in progress

·       Power connection works to energise the buildings are ongoing.

We hold regular construction meetings on-site to provide our neighbours with project updates and to answer any questions they may have.

General Working Hours:

In line with Camden Council policy, our normal working hours are:

·       Monday to Friday, 8am – 6pm

·       Saturday, 8am – 1pm

·       No works will be undertaken on Sundays or public holidays.
