Bloomsbury Quarter Construction: November 2024 Update

Dear Neighbour,

We are writing to provide you with an update on our project, Bloomsbury Quarter, previously referred to as the Holborn Links Estate, which primarily focuses on the refurbishment of 21 Southampton Row and Vernon & Sicilian House. It is hoped that the project will also incorporate works at 31 Southampton Row, with further updates to follow on this new project.

Construction Activities

21 Southampton Row: 

·        All major structural works are complete

·        Fit-out works are progressing, including lift installation, screeding, ceilings, partitions, and service preparations

·        Shopfront installation has begun

·        Containment systems for the electrical and water tank rooms are being installed. 

Vernon & Sicilian House:

·        Roof works are advancing, with duct insulation, coping stones, and lead flashing in progress

·        Fit-out works include screeding, plastering, painting, and installation of ceilings, airflow systems, and risers

·        Basement waterproofing and work on retail units are progressing steadily. 

Façade works

·        At Southampton Row, scaffolding has been removed, pigeon deterrents installed, and window decorations completed

·        At Sicilian Avenue, adjustments and weatherproofing continue, with parapet capping and final painting in progress. 

Service yard: 

·        Rainwater pipes are being painted

·        Sash window repairs and decoration are ongoing at both sites

Next Construction Meeting in December

We hold regular construction meetings on-site to provide our neighbours with project updates and to answer any questions they may have.

In line with Camden Council policy, our normal working hours are:

·        Monday to Friday, 8am – 6pm

·        Saturday, 8am – 1pm

·        No works will be undertaken on Sundays or public holidays.
