Bloomsbury Quarter Construction: September 2024 Update

We are writing to provide you with an update on our project, Bloomsbury Quarter, previously referred to as the Holborn Links Estate, which primarily focuses on the refurbishment of 21 Southampton Row and Vernon & Sicilian House. The project will soon incorporate works at 31 Southampton Row, with further updates to follow.

Construction Activities

  • Lift core overrun construction is now complete

  • New blockwork to form structural openings for the lift shaft at 21 Southampton Row is finished and ready to accommodate the new passenger lifts

  • Waterproofing works across all basement areas are progressing well

  • Screeding of the existing structural concrete slab is also advancing smoothly

  • Weatherproofing of the main roof at 21 Southampton Row is well underway

  • A new lead is being installed on the existing dormer windows at Vernon and Sicilian House

  • Mechanical and electrical works are progressing well within Vernon and Sicilian House

  • Installation of roof plant equipment is nearing completion at Vernon and Sicilian House

  • Works on internal walls and ceilings are advancing in both buildings

  • Plastering of the walls is progressing well

  • Repairs to the existing façade are almost complete

  • Stall risers for the new shopfronts have been formed.

Application for 31 Southampton Row Granted

We are very pleased to announce that our planning application for the neighbouring 31 Southampton Row has been approved by Camden Council.

The proposals include both external and internal renovations. These will involve creating a new office entrance on Sicilian Avenue and reconfiguring retail units to provide three larger units alongside three smaller ones, preserving the historical character of the façade.

Internally, we will reduce heavy structures to create more efficient office floors, and add cycle parking, showers, and changing facilities. At the roof level, changes will include a new rooftop plant deck and the installation of heating and cooling equipment. The façade will also be cleaned and repaired to harmonise with the adjoining project.

You can find details on Camden Council’s Panning Portal using the following reference numbers: 2024/1934/P and 2024/2017/L.

General Working Hours:

In line with Camden Council policy, our normal working hours are:

  • Monday to Friday, 8am – 6pm

  • Saturday, 8am – 1pm

  • No works will be undertaken on Sundays or public holidays.
